Why SmartBuild?

SmartBuild is designed to replicate what you are already doing now and to ensure that you continue to meet building compliance requirements by making the process smoother, more efficient, and more accurate. With SmartBuild, you will have more time to spend on other tasks.

How does SmartBuild ensure compliance?

All Memorandum forms submitted by LBPs are reconciled in several ways:

Firstly, the system reconciles the Trade LBPs Restricted Building Work (RBW) tasks with the Design RBW tasks.

It then makes sure that all the consented Design RBW tasks have been allocated to Trade LBPs holding current licenses and matching these tasks to their specific LBP license.

Finally, the system ensures that all RBW tasks have been marked as Carried or Supervised, that the Building details are completed and accurate, the LBP details are completed in full and that the forms are signed and dated. Making sure that nothing has been missed.

Is my Council going to accept the SmartBuild forms?

Yes. Councils nationwide have been receiving SmartBuild forms and none have been rejected. Our forms comply with all the relevant sections of the Building Act 2004

Is SmartBuild an App?

SmartBuild is not an App. Simply save the SmartBuild URL (Login) to your favourites to get immediate access.

How does the Free Trial offer work?

You don’t have to be an LBP to register and start using SmartBuild.

LBP users automatically qualify for using the Free Solo Project.

Non–LBP registrants will need to purchase an upgrade to a Small or Large Team Project before they can start and Create a New Project.

The 90 day Free Trial period commences upon registration and offers all users free upgrade to any paid Team Project.

Do I need to sign the SmartBuild documents?

The short answer is no. The SmartBuild system automatically puts your name into the signature space and enters the date the forms have been completed. This becomes your legally binding electronic signature. Done and dusted.

The longer answer based on legal advice is:

“We consider that electronic signatures included on forms such as LBP Memorandum completed and submitted via SmartBuild (being the typed name of the person signing the form) adequately identify the signatory and the signatory’s approval of the relevant information and are reliable as is appropriate given the purpose for which and the circumstances in which the signature is required.”

Will SmartBuild save copies of my completed forms and documents?

Yes, SmartBuild will save and keep copies of all forms and documents for 10 years. We keep a copy of the authentic LBP Memorandum forms ensuring you have access to your original forms just in case anyone tempers with your forms after you have sent these on.

How can I access and retrieve my LBP forms and any Project documents?

Simply log into your SmartBuild account and use the easy, keyword search facility to retrieve copies of your forms and documents anytime, anywhere.

Is my privacy secured? Will my details be passed on to any third party?

Any details that are not already in the public domain will not be shared with any third party.

Can I fill my LBP Memorandum form as I go?

Yes. Whatever SmartBuild Plan you use, the system will allow you to fill-in and save Restricted Building Work (RBW) tasks as you go and will allow you to submit LBP Memorandum forms for each completed task.

What kind of Memorandum forms can I submit through SmartBuild?

  • Form 2A – Certificate of Design Work (CoD)
  • Form 6A – Record of Building Work (RoW) 

What happens if the Designer is not using SmartBuild?

To get the most out of the system’s automation capabilities it is best if the Designer uses SmartBuild for their Certificate of Design work (CoD) however, do not worry if they haven’t.

You can manually upload the Design Restricted Building Work (RBW) tasks with a touch of a button. Reconciling the Design and Trade RBW tasks will reduce any call backs from the Council.

What are the LBP license classes?

Anyone licensed under:

  • Building (Designation of Building Work Licensing Classes) Order 2010
  • Chartered professional engineers (registered under the Chartered Professional Engineers of New Zealand Act 2002)
  • Registered Architects (registered under the Registered Architects Act 2005)

LBP license classes:

  • Design (1, 2 and 3)
  • Carpentry
  • Brick and Blocklaying (2 areas of practice)
  • Foundations (2 areas of practice)
  • Roofing (7 areas of practice)
  • External Plastering (2 areas of practice)
  • Site (1, 2 and 3)
